Every month this year, Hodnett Cooper Real Estate will be presenting the “Roy Hodnett Positive Person Award” to one team member in the Brunswick office and one team member in the St. Simons Island office. The award can be given for any number of reasons that fall under the “positive person” umbrella. For example: helping a fellow employee with a difficult situation, participating in a charitable event, rescuing a dog, covering the front desk for a sick employee or taking food to a family in need. The award winner is the person that never says “no” when someone needs assistance, or the person that always makes you smile. The award recipient chooses the next month’s recipient based on those criteria.

Last month’s recipients, Carly Oxenrider, of our Brunswick office, and Emily Holcomb, of our St. Simons Island office, nominated and awarded the recipients for May:

Melissa Johnson – as Carly describes, “I chose Melissa because every day, no matter how busy she is, I am always greeted by her smiling face at the front desk. She remains positive, even when things are not going well, or as expected. Melissa consistently exceeds expectations,” said Carly.

Holly Ponsell –Emily Holcomb passed the award to Holly Ponsell for her leadership and astute business skills. “Holly is a great businesswoman, and is always helpful in coaching and training our newer agents,” said Emily.

On October 3, 2014, the Wall Street Journal released an article titled “Bargain Mansions: Luxury for Less” detailing markets where luxury buyers can find high-end homes in affordable cities. The homes profiled were in St. Louis, Detroit, Toledo and Brunswick, Georgia.

As the WSJ author Adam Bonislawski says, “It isn’t news that money goes further in some real estate markets than others. Just how much further, though, can be striking.”

In the Midwest and Northeast, historic homes built during a manufacturing boom have suffered along with the economy. Jed Kolko, chief economist at Trulia says “The places where we see this [kind of property] are markets that historically had a lot of industry and a lot of money but slower economic growth recently and therefore more affordable housing.”

But the bargain mansions are not limited to the Midwest and Northeast. Just a 10-minute drive from the beach, Historic downtown Brunswick, Georgia is emerging as a “low-cost alternative” to other coastal towns like Savannah, Georgia and Charleston, South Carolina. The article profiles the Desrosiers who moved from Charleston to Brunswick, getting “twice the space for half the price.”

Stephanie Foster is Hodnett Cooper’s Agent of the Month for February, 2014. Stephanie earned the recognition for having the highest number of transactions for the month.

At the close of the second quarter, Hodnett Cooper Real Estate, Inc. is pleased to report the overall health of the housing market in Glynn County, Georgia continues to improve. Houses are selling and the average sales price is heading upward.

According to Golden Isles Multiple Listing Service data, total sales volume for Brunswick and St. Simons Island* for the first six months of 2013 is up 8% compared to the same period last year. And the average sales price has increased over 9%. We are encouraged by this year over year improvement.

In comparing data from January-April, 2012 to January-April, 2013, we are seeing positive signs of improvement in real estate activity in the single family and condominium/townhouse market in Glynn County, Georgia, which includes Brunswick, St. Simons Island and Sea Island. While the total number of transactions is approximately the same as 2012, the total sales volume increased by 12.49% and the average sale price increased by 14.93%.


The total number of single-family homes and condominium/townhouses decreased slightly from 329 in 2012 to 322 in 2013.


The Average sale price increased from $263,782 in 2012 to $303,174 in 2013.

And the total market sales volume increased from $86,784,321 in 2012 to $97,622,127 in 2013.

We are encouraged by this year-over-year improvement.
