In today’s fast paced online world there seems to be an abundance of options for consumers, and property management companies are no different. Filtering through each of them can be overwhelming and knowing exactly which one is best for you is even tougher! Hodnett Cooper Vacation Rentals has been in the real estate and property management business for over 30 years so we know a thing or two about vacation rentals. Here are a few tips from our pros on how to determine the best property management group to successfully manage your vacation rental.

#1 – More Traffic = More Guests

The key to any business is traffic. The more traffic and visibility your vacation rental gets, the more bookings you will have! When researching vacation rental management companies, ask about their booking history, how they market properties, and how they market to potential guests. Where do they rank in Google searches, how do they increase their search visibility, how do they use social media platforms, etc. All of these search factors go into how well your property will be marketed and in turn how often it will be rented.

#2 – The Local Advantage

When in doubt, go local. Local companies are typically involved in their local government, community events, and are more accessible if an emergency arises. Local management teams are better equipped to check on your property regularly and have better contacts with maintenance organizations. In general, companies who are local, are better equipped to help your guests and help you as well! Finding experts in your area will create better relationships and provide local expertise.

#3 – Guest Feedback and Customer Service

What are guests saying? One of the best ways to know how well a property management company handles its customer service is to look at reviews. There will always be positives and negatives about individual properties, but the way the company responds says a lot about how they will treat their owners too. Do they respond quickly and are they able to answer a guests concerns in a timely manner? Is it easy for guests and owners to contact them? Customer service is a key player in determining if a guest will return, and keeping owners worry-free.

#4 – Review Property Management Services Offered

Services for homeowners range from in-house maintenance all the way to marketing your home. In other words, what will the management company do to ensure your property is taken care of before, during, and after a guest stay? Do they offer regular inspections or will they help with updates in your home? Do they have in-house maintenance or do they depend on another company? What will your property management group do to make sure your vacation property is successfully booked? Understanding each service that will be provided will allow you to make the best decision in choosing which vacation rental management company is best for you.

#5 – What Are the Management Costs?

There’s a reason some products cost more than others…and the same goes with vacation property management. You want your property to be well maintained and for it to be taken care of by qualified professionals, and that may cost you a percent or two. The property management company you choose could be the single reason your property is or isn’t making money so make sure to analyze your options and not pick a company based solely on their commission.

The beautiful coastal town of St. Simons has been nominated by USA Today for Best Coastal Small Town 2016. With many local competitors like Fernandina Beach, FL, Beaufort, SC, Tybee Island, GA, competition is stiff. However anyone who has been to St. Simons knows its immaculate beauty that compares to no other place on this earth!

There are 20 nominees from the west coast to the east coast, all with less than 25,000 people. According to USA Today these locations offer uncrowded, unpretentious, and affordable fun for all.

Currently we are in 2nd place, however with our southern hospitality, great food, and beautiful beaches we have nothing to fear. Aside from the beach St. Simons offers so many things that the competition does not, like our oak tree lined roads that are perfect for biking, great local shopping destinations, and most importantly the people of the island that make it so warm and welcoming!

You have until April 25th at noon to vote, votes can be cast every day, one time per day until the poll is closed! Follow the link below to vote!

Today is National Dog Appreciation Day and we can’t think of a better way to celebrate than by taking your dog for a stroll on the beach. We are fortunate to have dog friendly beaches on East Beach, St. Simons Island. If we obey a few minor regulations, we can all have a great time!

Understanding the regulations is key to a safe visit and avoiding ticketing and fines.

PET FRIENDLY HOURS:

During summer (beginning Memorial Day weekend through Labor Day weekend), you may visit the beach with your dog before 9:00 am and after 6:00 pm. So early morning and evening walks are permitted. But during the day, when the beach is busiest with guests and children, dogs are not permitted. Plus, it’s probably too hot for the pooch!

During the off season (beginning Labor Day through Memorial Day), dogs are permitted on the beach at any time.

LEASH REGULATIONS:

During times when dogs are allowed on the beach, they do not have to be leashed, but must be under immediate voice command of their owner. Which means dogs must obey voice commands and be within distance to hear the owner’s commands. Owners who allow dogs to stray beyond voice command, or whose dogs do not obey will be subject to fines and ticketing. If a dog is leashed, the leash can be no longer than 10 feet.

CLEANUP:

For the enjoyment of everyone, always, always, always clean up after your dog. Bring disposal bags. Trash receptacles are located at most public beach access points.

We think these regulations are fair and even generous. We also realize these rules could change should a bad incident occur. With everyone cooperating, we can keep our beaches dog friendly. Because there is nothing better than treating your dog to some quality time oceanfront! For a complete selection of Pet Friendly vacation rental homes and condominiums on St. Simons Island, visit the Hodnett Cooper website.

Not long ago, St. Simons Island was ranked #1 among “America’s Most Romantic Towns” in a Travel + Leisure Readers’ Poll. St. Simons “was a hit with readers in romance-friendly categories such as picnicking and charming cafés.”

And now, USA Today seconds the motion!

In an article published on July 10, 2014, USA Today names St. Simons Island among the “Most Romantic beaches in Georgia and the Carolinas.” Here’s what they have to say about St. Simons and our never-ending supply of romance:

Step back in time in St. Simons Island, a picturesque town on the Georgia coast. Hop on a bicycle and explore 30 miles of paths shaded by live oaks, stopping to browse for antiques in the bustling town village. Another great way to see the island is by trolley; tours showcase the historic lighthouse (where you can climb 129 steps to the top), 19th-century church and a nearby Southern plantation.

Now, grab your sweetie and head to St. Simons Island for some Romance with a capital R. Be sure to check with Hodnett Cooper Vacation Rentals for the perfect accommodations for your getaway!

Each year, Coastal Living Magazine starts out with a burning question: what are America’s Happiest Seaside Towns? All seaside towns are happy, right? I mean, they’re sitting right there by the sea!

With a scientific approach, Coastal Living begins with empirical evidence including reader nominations and editors’ assessment of each town’s “coastal vibe.” Then they cross reference the data with measurable evidence including Gallup-Healthways Well-Being Index categories including percentage of sunny days, healthiness of beaches, commute times, crime ratings, walkability, standard of living and financial well-being of locals. The top 10 contenders were announced in March, 2014, then America voted for the Happiest Seaside Towns.

Of course, it is an honor to be among the Top 10, but even a greater honor to rank #6 on the final list. Here is what Coastal Living Magazine had to say about St. Simons Island, Georgia:

“St. Simons is the largest of Georgia’s resplendent Golden Isles, an idyllic Southern enclave midway between Savannah and Jacksonville, Florida. The century-old resort community of 13,381 residents occupies an 18-square-mile island where the winding streets and bike paths are lined with moss-draped oaks, and the two public beaches are among the most unspoiled in the region. Its marshes and woodlands, once the setting of colonial exploration and rice cultivation, now make safe haven for the more than 300 species of birds that pass through.

Fishermen migrate here, too, to drop their lines right at the pier or to fish offshore in the plentiful waters for fresh catch ranging from grouper and snapper to flounder, tarpon, and king mackerel. Golfers pack their clubs for a chance to tee off at any of the island’s 99 holes of superb golf. And walkers love the John Gilbert Nature Trail in Frederica Marsh, which features a breathtakingly huge live oak in the heart of this lovely island.”

We are honored (and happy!) to be among this year’s Happiest Seaside Towns.
